New Home Surveying

Protect your investment with a new home surveying snagging survey

About us

We are a Swindon based professional snagging company that is committed to protecting your investment by delivering the very best snagging reports that identify defects with your home.

Buying a house is one of the biggest investments you can make and we believe that investment should be protected with a Snagging Report. On average a Snagging Report finds between 50-100 snagging defects, that if left unnoticed during your warranty period would be down to you to repair at your own cost.

I booked these guys in to snag my new build property and they were both really friendly and professional. The survey was completed in around 3 hours and they took the time to walk you through the snags and explain why they were an issue. … More
They sent the full report back to us that day with a full list of snags including pictures and they also inputted it into a spreadsheet, so it’s easy for us to keep track of each snag and what is being done about it.
They also picked up on things we would have never noticed but that definitely needed redoing.
Really pleased with the service and so glad we picked these guys to do it! Thanks to you both for such an excellent service.

Can’t recommend these guys enough! Both James and Sean are extremely knowledgeable, professional and friendly!
A number of defects had been reported and if left would have resulted in unwanted expense later down the line.
    Buying a house
… More is such an overwelming experience and huge investment, so having these guys in to review our home has given us that peace of mind we needed.
    Thanks again guys!

As first time buyers of a new build home, we expected snags as this has become the norm for QA across the industry, so we knew we would need someone with expertise in this area to identify the faults that needed fixing. Sean and James were … More excellent. They identified the snags we didn't and explained them to us simply. The most valuable finds were design faults that could cost us money in the future when replaceable parts come to the end of their life; the house builder is now putting these right.

The problem

With any New Build Home, it needs time to settle. Just remember, for long periods of time your home didn’t have a roof or walls and was totally open to the elements! Materials typically take on moisture and need a period of time to fully dry out and settle. As a result, shrinkage cracks in paint and plasterwork are normal and are part of the settling process.

However, unfortunately due to the demand of housing in this country, a typical new build development home is constructed in only 7 months. Should a contractor encounter problems early on with a plot, this can create delays and instead of housing developers accepting those delays for what they are, trades are encouraged to claw back time and achieve programme at all costs. It is this rush that leads to poor quality workmanship and poor safety standards.

Just one major defect could pay for the survey many times over! Did you know air vents should be 75mm minimum up from external ground level? If the vents become blocked or even partially blocked this could create condensation in the underfloor void and lead to internal damp problems!

What is snagging?

A typical new build house developer will issue a new homeowner with a 2-year warranty period to fix any defects they raise. These are commonly known as ‘Snags’. The homeowner is to walk around their home, list any snags and issue their snagging list to their developer to fix. Snagging issues range from heating faults, water leaks, unlevel floors, missing insulation, poor joinery – the list goes on!

But Can't I Do This Myself?

Yes, of course this can be done by yourself and many choose to do so. Just like how you could choose to plaster a ceiling, or fit a kitchen, bathroom or even lay new carpets. Most people are capable of having a go – but will you produce the same results as a professional with years of on-the-job knowledge and experience? Probably not.

Your Snagging List is only as good as the snags you identify. At New Home Surveying you’ll get over 30 years combined experience snagging your home, armed with the knowledge of the latest NHBC Standards, Build Control Standards and British Standards. Using our experience and knowledge we will systematically survey your home and photograph and annotate every single defect we find. We will compile the photographs into an easy-to-follow PDF Report that you can issue straight to your developer.
