We are a Swindon based professional snagging company that is committed to protecting your investment by delivering the very best snagging reports that identify defects with your home.

Buying a house is one of the biggest investments you can make and we believe that investment should be protected with a Snagging Report. On average a Snagging Report finds between 50-100 snagging defects, that if left unnoticed during your warranty period would be down to you to repair at your own cost.

    We managed to book James within a week, he arrived on time and was with us for about 5 hours. During this time, he managed to look throughout the house, use a thermal camera to check the heating, and use a drone to check the roof and guttering. … More He showed us where the heating pipes were going throughout the house in case we wanted to put photos on the walls etc. And took some photos of our new home from afar.
    He explained a lot of the snags we had, what could be done about it and if it would cause us any issues in the future.
    The report was thorough and came by the end of the same day. All the points he had were relevant and the new build company have agreed to fix all of the items he picked up. The company also noted how good the report was. 10/10 would recommend and would have back if we decide to move in the future.

The problem

With any New Build Home, it needs time to settle. Just remember, for long periods of time your home didn’t have a roof or walls and was totally open to the elements! Materials typically take on moisture and need a period of time to fully dry out and settle. As a result, shrinkage cracks in paint and plasterwork are normal and are part of the settling process.

However, unfortunately due to the demand of housing in this country, a typical new build development home is constructed in only 7 months. Should a contractor encounter problems early on with a plot, this can create delays and instead of housing developers accepting those delays for what they are, trades are encouraged to claw back time and achieve programme at all costs. It is this rush that leads to poor quality workmanship and poor safety standards.

Just one major defect could pay for the survey many times over! Did you know air vents should be 75mm minimum up from external ground level? If the vents become blocked or even partially blocked this could create condensation in the underfloor void and lead to internal damp problems!

What is snagging?

A typical new build house developer will issue a new homeowner with a 2-year warranty period to fix any defects they raise. These are commonly known as ‘Snags’. The homeowner is to walk around their home, list any snags and issue their snagging list to their developer to fix. Snagging issues range from heating faults, water leaks, unlevel floors, missing insulation, poor joinery – the list goes on!

With over 10 years of groundworks experience. His latest role being the Quality Manager for a successful Groundworks and Civil Engineering company who specialises in New Build Housing. Like James, Sean has also been involved in major renovations and new build projects from start to finish.
