We will create you a PDF report that you submit to your housebuilder. We will also create you an Excel tracker spreadsheet which makes tracking the defects much easier. Some of our clients have even submitted these to their housebuilders which has made things easier their end and sped the whole process up.
All our surveys are undertaken by either James or Sean. All experienced tradespeople with qualifications in Plumbing, Heating, Groundworks and Carpentry. We start with the externals then work our way from the loft space down, making sure we capture as much as possible.
We begin our surveys between 8-9am and aim to finish by 2:30pm giving us the afternoon to prepare your invoice and reports.
We a full members of the Residential Property Surveyors Association (RPSA) meaning, we are able to conduct pre-completion surveys as per the New Home Quality Board (NHQB) requirements. We are also full members of the Chartered Institute of Building (MCIOB).
We will issue you with an invoice within 24 hours of completing your survey. Once payment has been made via bank transfer, your report and tracker spreadsheet will be sent to you via email.
As quickly as possible after getting the keys is our advice. A snag identified 18 months after moving in may not be treated with as much urgency as one report in the first month.
Your housebuilder warranty is typically 2 years, but some offer 5 years. We can survey at any time during your warranty period. It’s your right!
There is no rule on how many snag lists you can send to your housebuilder. You can send as many as you like within your warranty period.
We survey every room in your home including the loft space and any garage. We prefer to start in the loft and work our way down through the bedrooms, the downstairs and then finish up externally.
Yes, Thermal Imaging is included in our price. We use it to check for insulation issues and the performance of your heating system.
Yes, we use a drone to inspect your roof, gutters, soffits, and any other areas that would overwise require a ladder. If you would like an aerial picture of your home, please remind us on the day of your survey and we’ll get you a nice shot!
